What Are the Duties of Real Estate Brokers?
Depending on the nature and demands of a real estate transaction, the broker may also act as an agent, representing the seller and buyer. Such is called dual agency.

The following duties apply to both brokers and agents acting in place of brokers in the transactions with sellers. The functions carried out on behalf of sellers are:

● Advising and guiding the seller throughout the preparation for property listing
● Sharing the property listing with other MLS brokers to reach more potential buyers

Upon signing the purchase contract, the seller's broker acts in the full capacity of the seller – including overseeing the transaction and ensuring a smooth closure.
Brokers also assist buyers by ensuring a smooth process in landing the properties they need. Their duties include:

● Helping the buyer make an offer and come up with a purchase agreement
